What Is a Boiler Service?
A boiler service is an annual inspection and maintenance visit by a Gas Safe registered engineer. It's not the same as a repair visit – the engineer is checking that your boiler is operating safely and efficiently, not fixing a specific fault.
What We Check During a Boiler Service
Our engineers follow a structured checklist during every boiler service:
- Visual inspection – checking for any obvious signs of damage, corrosion, or leaks
- Gas pressure and flow – verifying correct inlet gas pressure
- Burner inspection – checking the burner for correct flame pattern and signs of sooting
- Flue analysis – testing combustion gases at the flue terminal to verify safe combustion levels
- Heat exchanger inspection – checking for cracks or signs of deterioration
- Safety devices – testing pressure relief valve, overheat thermostat, and other safety controls
- Condensate trap – cleaning if required
- Controls check – verifying thermostat, programmer, and zone valves operate correctly
- System pressure – checking and adjusting if required
How Long Does It Take?
Most boiler services take 60–90 minutes. If we find a fault that requires further investigation or repair, we'll let you know and discuss the options.
Why Annual Servicing Matters

Landlord Gas Safety Certificates
Landlords are legally required to have a Gas Safety Record (CP12 certificate) issued annually for all rental properties with gas appliances. We can combine a boiler service with a Gas Safety inspection in a single visit.
